Room additions look straightforward: build a box, attach it to the house, finish the inside. But the part that trips up estimates is the tie-in. Connecting new construction to an existing structure means matching foundations, rooflines, siding, and finishes, and dealing with whatever you find when you open up the existing wall.
After years of doing the books for residential GCs, here's how to estimate a room addition that accounts for the tricky tie-in work and protects your margin.
A room addition is new construction plus the connection to the existing home. Ten categories.
Excavation and a new foundation that matches and connects to the existing one. Matching the existing foundation depth and type is critical. The range varies widely by size and site.
Floor, walls, and roof structure for the addition, framed to tie into the existing structure.
The new roof must connect to the existing roofline. This tie-in is skilled work and a common source of leaks if done poorly. Matching the existing roofing material matters for appearance.
Siding, windows, and doors for the addition. Matching the existing siding can be a challenge, especially on older homes where the exact material is discontinued.

The tie-in to the existing structure is where additions differ from new construction.
The new foundation has to connect to and match the existing one. Different soil conditions, foundation types, or depths complicate this.
Connecting the new roof to the existing roofline is skilled work. Get it wrong and you get leaks. The complexity depends on the existing roof geometry.
On older homes, the existing siding may be discontinued. Matching it, or deciding to re-side a larger area for consistency, is a cost and design decision.
